Builder Street

JAR Architecture were pleased to be instructed by our client who had purchased a brownfield site on Builder’s Street, Llandudno. The site had been empty for some time and the client asked us to undertake a feasibility study to see what the site could be used for. On assessing the site and researching the local area it became apparent that there was a lack of modern industrial units available for rent/sale. The industrial unit market has changed in that there are a high number of businesses requiring “hybrid units” where they need storage and office space for internet-based sales (where a high street store is not necessary).

We therefore designed a scheme for 7 new industrial units varying from 1539 to 3100 Sqm. This gave some flexibility from starter units to larger spaces for more established companies to use. The units have been designed to have two story office space to the front and storage space to the rear with an option for mezzanine floor. A steel portal frame is erected and clad in a composite panel such as Kingspan KS1000 or Tata Steel Trisomet. The front façade has a full glazing system for the office space and a large roller shutter door. We chose a distinctive yellow colour for the doors and wrapped the building in a blue’s palette that graded off. Too often industrial units are designed from a practical and cost-effective perspective, with little consideration for aesthetics, this doesn’t need to be the case. You can have some fun with various cladding panels and create a bit of interest for your new development at little extra cost.

Due to the size of the site this fell under a “major application” which required a Pre-application Consultation to be submitted first (this is where we consult with the community on a major development before we apply for planning permission). This process will raise any issues prior to the submission of full planning approval. Following this and planning approval we were thrilled to see these built and being used.
