5 new Luxury Apartments in Rhos on Sea

JAR Architecture is pleased to announce that our planning application for five new luxury apartments in Rhos on Sea has been approved..

JAR Architecture is pleased to announce that our planning application for five new luxury apartments in Rhos on Sea has been approved.

The original Art Deco building that stood on the site had been split into two apartments in the 1960s and unfortunately had deteriorated to the point where it was no longer economically viable for the owner to restore. It was a contentious application, with many objections naturally taking a stance centred on the conservation of the existing building which has been widely reported on in the local press. Working closely with planning and heritage consultants we were able to prepare and present a strong application with detailed plans demonstrating an architecturally meritorious and sensitive design which was approved to the delight of the owners.

The new building makes reference to the plot’s Art Deco past in its architectural language; streamlined white render, stepped form with overhangs, metal framed windows with horizontal bars, sun trap windows including corner windows all form part of a design that capitalise on the prominent features of the site and setting. The deference to Art Deco sensibilities is made critically such that the proposal is neither a replica nor a pastiche, but rather a product of its time that intervenes in the built environment essentially acting as a linkage between the respective architecture of Marine Drive to College Avenue through its considered design.

In an article dated 28th January 2022 The RIBA Journal stated that “future residents of a new block of apartment in Rhos-on-Sea, North Wales, will luxuriate in expansive sea views, perhaps while resting on the wrap-around balconies included by JAR Architecture". The block, comprising four apartments and a penthouse, draws its height and massing from neighbouring properties, with a weather-resisting zinc standing seam clad roof that cloak the structure – conceptually referencing a 'wave interacting with a coastal breaker' – and a vertical circulation area, in the same zinc, drawing the eye to the entrance.”

We are looking forward to seeing these being built and hope that the local area is enriched by its presence.
