Tan Y Grisiau, Pentir // Gwynedd
Nestled at the periphery of Eryri National Park is an ambitious replacement dwelling on the site of an dilapidated rural cottage
The dilapidated rural cottage on the site of Tan Y Grisiau was not suitable for modern livings although the client have identified the opportunity for an amazing self-build scheme to get the most out of the plot. Through JAR Architecture's robust and comprehensive approach to planning, we have been able to secure planning permission for a expansive and beautiful rural dwelling. In these cases, there are two principle approaches; energy-efficient extension/retrofit or the replacement dwelling pathway.Richard Sandbach, ARB RIBA
The crowning achievement of the design of Tan Y Gisiau is how it revitalises the site by replacing the decaying single-storey cottage with a much larger two-storey replacement dwelling. The design is predicated on ensuring that there is a strong visual connection to the stables, menage and wider land under the clients' ownership. It was an important consideration that the design be in scale with the rather sparse streetscape and to feel of its place; this is reflected in the largely vernacular material palette featuring locally salvaged river stone walling, timber cladding and oak-framing elements throughout.
Extension versus New-build
Wales is reputed when compared against the rest of the UK and, indeed, the EU, having amongst the oldest housing stock, of which 90% is expected to be retained come 2050. As such, it is not unusual that we're brought dilapidated cottages that were perfectly adequate at the time of their original construction, they often have long since ceased to be so.
In principle, there are two options; extension and retrofit or replacement dwelling. Most rural cottages that we are asked to work on often fall into the difficult-to-treat category when considering the retrofit pathway which means that the budget typically doesn't stretch quite as far as one would expect making the replacement dwelling approach much more efficient, particularly when considering the VAT exemption. Working in Gwynedd, it is our task to ensure that the new-build pathway is provable and demonstrably more financially feasible than the retrofit equivalent.
